Before you sign a lease in the U.S., ask questions as if your financial safety depends on it, because it does. Many international students sign too quickly and discover hidden costs later.
Start with the full monthly cost, not just rent. Ask:
What is included in rent?
Which utilities are separate?
What are the average monthly utility costs?
Are there admin, trash, parking, pest, or amenity fees?
Then ask about upfront move-in costs. Clarify security deposit, first month rent, last month rent (if required), application fees, and any guarantor-related charges. Ask when and how deposits are returned.
Ask lease structure questions:
Lease start and end date
Renewal terms
Early termination penalties
Subleasing policy
Roommate replacement policy
You should also ask maintenance and safety questions:
How do maintenance requests work?
Typical response times for urgent issues
Building security features
After-hours emergency contact
Never rely on verbal promises. If a leasing agent says something important, ask for it in writing or in the lease addendum.
If English legal language is difficult, ask a trusted campus housing office, international student office, or legal aid clinic to review your lease before signing.
Finally, confirm payment logistics. Understand how rent is paid, late fees, grace periods, and whether international cards or bank transfers are accepted.
Good questions now can save you thousands of dollars and months of stress later.
